House sellers in Hexham have reduced their asking prices by an average of £11,804 over the past 12 months, according to new property data covering 111 transactions.
The average reduction represents 4.41 per cent, with the biggest number of price cuts recorded across the NE46, NE47 and NE48 postcode areas. The figures were produced by Property Solvers, a tool developed by homebuyers and auctioneers that compares advertised prices with completed sales.
Price reductions across Hexham postcodes
NE46 was identified as one of the most expensive streets in Hexham. Sellers in the postcode reduced their asking prices by an average of £10,966, or 4.04 per cent, in the 12 months to September 2026.
In NE47, 23 sellers reduced their prices by an average of £10,863, equivalent to 3.89 per cent. NE48 recorded 10 sellers cutting their asking prices by an average of £13,583, or 5.29 per cent.
The monthly-updated tool tracks the house-sale process from the initial listing through to completion. It compares asking prices published on leading property portals with final sale prices recorded by HM Land Registry.
What the figures mean for buyers and sellers
Ruban Selvanayagam, co-director of Property Solvers, said challenging market conditions meant accurate pricing remained important, while homes listed at the right level were still selling.
“Although market conditions remain challenging, well-priced homes continue to sell across the country.”
He said buyers had become more selective and increasingly focused on value. The difference between an asking price and the final achieved price could reflect sellers testing the market rather than the price buyers were actually prepared to pay.
“Looking at genuinely completed sale prices alongside current asking prices provides a far clearer picture of local market conditions.”
Property Solvers said its tool was intended to give both sides of a transaction more context. Sellers can compare their asking price with completed sales in the same postcode, while buyers can use the information when negotiating.
“Our monthly updated tool allows anyone to compare asking prices with completed sales in their own postcode, helping sellers price more realistically and giving buyers useful context when negotiating.”
The data comes as asking prices in the three Hexham postcode areas show reductions of between 3.89 per cent and 5.29 per cent, although the figures relate to asking-price changes rather than a claim that every property sold for less than its original listing.
